When a Melbourne winter sets in across the South East, a ducted heater that won't fire up is the last thing you need. A blower pushing cold air through the house, a pilot that won't stay lit, or a unit that trips out after a few minutes — it always seems to happen on the coldest morning of the year. Borza Plumbing services, repairs and replaces gas ducted heating for homes and rentals across Berwick, Pakenham, Narre Warren, Officer and the wider Casey and Cardinia area.
Ducted heating is a gas appliance, so the work has to be done by a licensed gas fitter. We're licensed and insured, and we treat every heating job as a safety job first. That means we don't just get the warm air flowing again — we check the burner, the pilot and ignition, and test for carbon monoxide before we leave, so your family isn't breathing in something they can't see or smell.
Not every fault means a new system. A faulty thermostat, a blocked pilot, a failed igniter or a sticking gas valve can often be repaired for a fraction of a replacement. But if the heat exchanger has cracked, parts are no longer available, or the unit is well past its years, we'll tell you straight — and walk you through a more efficient upgrade rather than throwing good money after bad.
Most call-outs come down to a handful of issues. Here's what they usually mean.
| What you notice | Likely cause | What we do |
|---|---|---|
| Blowing cold air | Burner not igniting while the fan still runs | Check pilot, igniter and gas valve |
| Won't start at all | Failed igniter, thermostat or safety lockout | Diagnose the control and ignition circuit |
| Fires up then cuts out | Overheating, faulty sensor or airflow fault | Check sensors, airflow and the heat exchanger |
| Smell or soot near vents | Possible combustion or carbon monoxide issue | Stop, test for CO, make it safe |
| Higher gas bills | An ageing, inefficient unit working too hard | Service it, or quote an efficient upgrade |
Smell gas or suspect carbon monoxide? Turn the heater off and call us straight away — don't keep running it.
We check the burner, pilot, igniter, gas valve and controls, and run a carbon monoxide test on the unit.
If something's worn or unsafe we explain it plainly and quote the fix — no pressure, no jargon.
You're left with a heater that runs efficiently and a clear answer on whether it's good for another season.
The fan runs but the house won't warm — usually a pilot, ignition or burner fault worth catching early.
If you can't remember the last service, it's overdue — especially for carbon monoxide peace of mind.
A burning smell, soot marks or banging on start-up can signal a combustion problem. Switch it off and call.

Cold air from the vents usually points to an ignition or pilot fault, a tripped safety control, or a blower running while the burner stays off. Sometimes it is as simple as a thermostat or fan setting. We will diagnose the actual cause rather than guessing, and tell you what it will take to fix it.
Yes. A yearly service before winter keeps the unit running efficiently and is the right time to test for carbon monoxide. Energy Safe Victoria recommends having gas heaters serviced at least every two years, and annually for older units — it is cheap insurance for your family.
Carbon monoxide is colourless and odourless, and a cracked heat exchanger can leak it into your home without any warning. It can make people seriously ill. We carry out carbon monoxide testing as part of a proper service so you know your heater is safe to run.
It depends on the unit. If your heater is 15 years or older, the parts are scarce, or the heat exchanger has failed, replacement is usually the smarter spend and far more efficient to run. If it is a sound unit with a minor fault, we will simply repair it. You will get an honest call either way.
