Roof, Gutter & Stormwater Plumbing

Water getting in where it shouldn't? We track down roof leaks, fix failing gutters and clear blocked stormwater across Berwick and the South East.

When water finds its way in through the roof, it rarely announces itself politely — it shows up as a stain on the ceiling, a damp patch down a wall, or a puddle that appears every time it rains. By the time you can see it, the water has usually been getting in for a while. Borza Plumbing handles the roof, gutter and stormwater side of plumbing across Berwick, Pakenham, Narre Warren, Officer and the wider South East, so the water goes where it's meant to and stays out of your home.

A roof drainage system is a chain — roof, valleys, gutters, downpipes and the underground stormwater line — and a fault anywhere along it can put water inside. We don't just patch the spot you can see; we follow the water back to where it's actually getting in, fix that, and make sure the rest of the system can cope next time the heavens open.

One leak, many possible causes

A wet ceiling can come from a cracked tile, a rusted-through valley, an overflowing gutter, a downpipe that's come adrift, or a blocked stormwater pit pushing water back up the line. Guessing wastes money. We work through it methodically — roof to gutter to downpipe to drain — so the fix lands on the real problem and not just the symptom.

Where roof & stormwater problems start

Most call-outs trace back to one of these. Here's what's usually behind them.

DownpipesBlocked, undersized or disconnected from stormwaterWater pooling against the house footings

How we sort a leak

Find the entry point

We check the roof, valleys, gutters and downpipes to trace where the water is really getting in — not just where it's showing up inside.

Clear & repair

Blocked gutters and stormwater lines are cleared, failed seams and joints sealed, and damaged sections repaired or replaced to last.

Make sure it flows

We check the whole run carries water away cleanly — gutter to downpipe to stormwater pit — so the next heavy rain isn't a repeat.

Caught early, a gutter or downpipe fix is far cheaper than the ceiling, plaster and timber repairs that follow a leak left to run.

Signs your roof drainage needs attention

Gutters overflowing

Water sheeting over the front edge in rain points to a blockage, sag or an outlet that can't keep up.

Stains on ceilings or walls

Brown rings, bubbling paint or damp patches that appear after rain are a roof or gutter leak finding its way in.

Pooling or flooding

Water sitting against the house or pits overflowing in a downpour usually means the stormwater line is restricted.

Roof, gutter & stormwater FAQs

Why does my roof leak only when it rains heavily?

Heavy rain overwhelms a gutter or valley that is already restricted by leaves, sagging or undersized downpipes. Water backs up over the edge or under the roof sheets and finds its way inside. The leak is real even in light rain — it just needs enough volume to show. We trace it back to the actual entry point rather than guessing.

Can you repair my gutters or do they need replacing?

It depends on their condition. A few rusted joints, loose brackets or a blocked outlet can usually be repaired. But if the gutters are rusted right through, badly sagging or pulling away from the fascia along most of the run, a replacement is the smarter spend — we will give you a straight answer either way.

My stormwater pit overflows in a downpour — what causes that?

Usually a blocked or undersized stormwater drain downstream of the pit, tree roots in the line, or silt and leaves filling the pit itself. We clear the line, check the fall and pit, and make sure the water is actually getting away rather than pooling around your foundations.

Do you fix storm damage to roofs and gutters?

Yes. After a storm we handle dislodged roof sheets, split or torn gutters, blocked downpipes and overflowing stormwater so the water stops getting inside. Call 0431 140 988 and we will sort out the quickest way to make it watertight again.
